Frequently Asked Questions

What does a mortgage broker do?

A mortgage broker helps you find a mortgage that suits your circumstances by comparing options across a wide panel of lenders. I’ll assess your situation, explain your choices in plain English, and guide you through the process from initial enquiry to completion. My role is to make sure everything is clear, properly structured, and aligned with your needs, while supporting you at every stage.

How much can I borrow?

How much you can borrow depends on several factors, including your income, outgoings, credit history, and the lender’s criteria. During our initial conversation, I’ll review your circumstances and give you a clear, realistic idea of your borrowing potential, along with an outline of what may be affordable and comfortable for you.

How long does the process take?

The timescale can vary depending on your situation, the lender, and whether you’re buying or remortgaging. In general, once an application is submitted, the process can take several weeks. I’ll keep you informed throughout, manage the steps involved, and help avoid unnecessary delays wherever possible.

Do I need protection in place with my mortgage?

Protection is not always a lender requirement, but it is an important consideration. Protection such as life cover, income protection, or critical illness cover can help safeguard your home and income if something unexpected happens. I’ll explain your options clearly and help you decide what level of cover, if any, is right for you.

Is there any obligation after the initial conversation?

No. An initial conversation is simply an opportunity to understand your situation, ask questions, and see how I can help. There’s no pressure to proceed, and you’re free to take time to consider your options before making any decisions.
